- Be HONEST- Being honest is essential. It not only builds confidence but also makes sure only people who’re actually interested in what you’re offering contact you. Instead of “window dressing” your property, use lines like “This property has many more outstanding features than we can list here. Contact us here for more information!” to attract buyers.
- Avoid discriminatory “buzz words”- The Fair Housing Act makes it illegal to advertise any preference or limitation or encourage discrimination due to race, color, religion, sex, national origin, handicap or familiar status) - avoid words like: "perfect for family", "no children", "Christian", "close to Temples"etc.
- Avoid trivial and redundant phrases -like "priced to sell" (DUH), "priced reasonably" (as opposed to what?) "Modern improvements" (you mean like electricity and running water?), "nice" (please think of a better adjective).
- Attract - Start with a catchy opening phrase ("Not just a place to live", "Ultra chic", "Buy a lifestyle", "This is it! Etc), then describe the type of property (condo, house, etc), its location and neighbourhood and then facilities. Then move on to describe the other features. Always mention the kitchen, bedrooms and interior features.
- Don’t over-describe your property- Overdoing it can be when you “spice it up” by inserting too many adjectives. You can use these classic property descriptive words (e.g. your “Victorian house” becomes “Bright and well maintained Victorian House”). But don’t add too many. About one per 2 lines is good enough.
